C Current times demand good natural lighting and ventilation for houses. This house has both, in addition to unique simplicity. The property consists of 2 sections: The house and "La casita". When you enter the house, you immediately feel welcomed by the foyer that leads to the staircase to the second floor and the entire ground floor which has a great layout. First, a space that would function as a family room with a fireplace that will provide heat to the ground floor, followed by the kitchen right in the middle of the spaces with a good pantry, and we know that the kitchen has become the central point of the inhabitants of the house and the visits so its location is great. Then follows the dining room with a huge window with sliding doors so you can go out and enjoy the outdoors and the garden that you can fill with the flowers that you like the most. The windows are oriented to the south, therefore during the winter you will receive the warmth of the sun heating the entire first floor and in the summer the sun will illuminate from east to west with little direct light avoiding sweltering heat.
The entire ground floor is so comfortable, cozy and practical due to its layout.
Going up to the second floor, you find the first bedroom of a very good size, with a huge window protected by a lattice that adorns the space in a unique way, the bedroom has its own bathroom and closet. In the background you will find the main bedroom that is huge and which has its bathroom and two closets, in addition to also having a huge window along the entire length of the bedroom through which you will receive the heat of the sun that comes from the south during winter.
The second section of the House, that is, LA CASITA, has separate access on the right side of the main house, it has two spaces, one where what could be the living room, dining room and kitchen is located and the other is the bedroom that has with communication to a small private garden that belongs to the Casita, it also has of course a full bathroom.
The roof terrace has beautiful views of nature, mountains, and a covered space with quarry columns and a very comfortable tile (teja) to enjoy.
The House is excellently located since you can easily reach the center walking in approximately 20 minutes or drive to the highway to Celaya.

Allende, the San Miguel’s essence
Due to the remarkable growth it has had in recent years, the Allende neighborhood is a magnificent investment point in San Miguel de Allende. It is an area with a lot of life and tradition, full of local businesses that are worth knowing and supporting. It is surrounded by important avenues with large shops such as "La Comer", "La Alhóndiga" shopping mall, a great variety of cafes, restaurants, and a few meters away, the city center. It is a safe area, previously occupied by local families, now there is a great diversity among its inhabitants, however it preserves its beautiful San Miguel essence.
